Interview with Pedro Moya, CEO of SUA Corp, the security company based in Marbella.

1. What would you recommend property buyers install in their apartment to achieve maximum security?

Whenever we talk about an apartment — and not a detached house or ground-floor property — the starting point must be a proactive security system. Today, security must focus first on protecting people and then on protecting assets.

For this reason, the system must allow the property to remain protected while the family is inside, properly covering windows and access doors without limiting normal daily life. My recommendation today is to move beyond traditional opening detectors. There are now technologies that allow early detection by identifying manipulation of shutters, glass or access points before an intruder actually enters.


2. Which types of properties are more vulnerable: apartments, villas or ground-floor homes?

In general terms, the order from most to least vulnerable would be:

  • villas — due to larger perimeter exposure, multiple access points and greater surface area to protect

  • ground-floor homes — due to direct exterior accessibility

  • apartments — because they usually have multiple previous security layers such as gated communities, building entrances, common areas, elevators and neighbours


3. What type of security can be installed in an Airbnb property to make it easy for guests to manage during holidays?

Today, in holiday rentals, the absolute foundation is eliminating physical keys and working with digital access control through electronic locks. This already provides peace of mind for guests and makes management much easier for owners.

From there, I recommend thinking in three clear levels:

Basic level
Digital access control through electronic lock management.

Standard level
Digital access control combined with protection in mandatory passage areas inside the apartment or property. It is a cost-efficient but highly effective solution to detect intrusions when the property is empty and generate a real alert if someone enters.

Premium level
Perimeter security combined with interior security — protecting the property from outside while allowing guests to feel safe inside and ensuring protection when they leave.

The main goal is always the same: that guests experience real peace of mind inside the property.


4. What is a realistic monthly cost for good security in a property?

For an apartment, depending on size and protection level, a realistic monthly cost for maintenance and connection to an Alarm Receiving Centre usually starts from approximately €78 per month.

For a detached house, the cost usually starts from approximately €110–€120 per month, depending on the protection level.

This monthly cost covers maintenance and monitoring, not the initial system investment.


5. Is the Costa del Sol, in general, a safe area compared to other parts of Spain or Europe?

Yes, in general terms, the Costa del Sol is a safe area. We are talking about one of the most international locations in Europe, especially areas like Marbella, where there is a very high concentration of international wealth, both primary and secondary residences.

Key factors such as climate, beaches, lifestyle, high-end gastronomy and luxury retail make it extremely attractive worldwide. And as in any premium destination globally, where there is wealth, there can also be criminal interest.

Compared to major European cities, overall crime statistics tend to be lower. The key is prevention, not fear.


6. What are the three most common security mistakes you see property owners make?

The three most common mistakes are:

  1. Not consulting real security specialists

  2. Believing cameras alone equal security

  3. Maintaining unsafe daily habits

Many people hire standard companies focused on small offices or basic properties rather than high-value homes. Cameras help verify events but do not prevent them. Without a full security ecosystem, they only record what has already happened.

Daily risks include sharing routines on social media or leaving access points open “just for a moment.”


7. Do gated communities really mean security, or can they create a false sense of security?

Not necessarily. Many gated communities create a visual feeling of security through barriers, guardhouses and cameras, but that does not automatically mean real, effective security exists.

Real security depends on management, supervision, protocols and system integration. Professional security design always starts by analysing the full environment.

Security must be understood as an ecosystem, not a single element.


8. Which security systems are most effective today for homes on the Costa del Sol?

The most effective systems today are those that provide the earliest possible detection at perimeter level. The earlier a threat is detected, the more effective the security response.

Systems that do not rely solely on daily manual activation are also essential, as many failures occur due to human error.

It is also important to move away from traditional outdoor detection systems that generate high false alarm rates.


9. Are smart security systems (apps, cameras, AI detection) really worth it?

Yes, but it is important to differentiate between real artificial intelligence and marketing technology.

Many systems work using pattern recognition, not true adaptive intelligence. This means they can sometimes be bypassed. It is not enough for a system to claim AI capability — the key is understanding what technology is actually behind it and how it is integrated into a full security ecosystem.


10. Does having professional security influence rental demand or insurance conditions?

Yes, significantly. It influences rental demand, insurance conditions, property value and even purchase decisions.

In premium markets like the Costa del Sol, security has become a true differentiating factor. High-end rentals become easier to market, and insurance companies often value professionally installed and monitored systems.

Most importantly, professional security protects the overall real estate asset value.


11. Can good security really increase the value of a property?

Yes — increasingly so.

Security has become a real value feature in a home, similar to a spa, gym or home cinema, but with one key difference: security protects everything else.

A professionally designed system protects assets while also creating a feeling of control, exclusivity and peace of mind. It makes properties more desirable, easier to sell and stronger in long-term market value.


12. Are there legal restrictions on cameras, alarms or recordings in Spain?

Yes, and they are very important. Spain has one of the strictest legal frameworks in Europe regarding private security and data protection.

Non-compliance can lead to penalties and may also affect insurance claims in case of incidents.

Security is not only technology; it is also legal protection and regulatory compliance.

After many years working in different countries and in environments with very different risk levels, I can say with complete confidence that the Costa del Sol is one of the best places in the world to live — not only as a holiday destination, but as a place to build a stable, long-term life.

It brings together climate, sea, lifestyle, gastronomy and international projection in a way that is very difficult to find elsewhere. Precisely for this reason, it is one of the most desired residential destinations in the world and also a place where significant wealth is concentrated in a relatively small geographic area.

Living here is an extraordinary opportunity. But living well here also means understanding the environment. If you own a property in this area, having proper security is not an exaggeration — it is simply common sense. It is about protecting your peace of mind, your family and everything you have worked to build.
